Smoke damage on exposed beams: what actually works
Why the smell comes back after the surface looks clean, why sanding a hand-hewn beam is a loss you cannot undo, and what a dry process changes about a building that has already been soaked.
After the Pocket Fire came through Oak Creek Canyon in June, a lot of properties north of Sedona have smoke exposure without having burned. That is its own specific problem, and the way it usually gets handled makes it worse.
Smoke does not sit on the surface
This is the thing homeowners and even some contractors get wrong. Soot is not dust. Combustion drives fine particulate and volatile organic compounds into open grain, into the pores of stone and brick, and into any surface with texture to hold them.
Which is why a beam can be wiped down until it looks fine and still release odour for years, and why the smell comes back on the first hot, humid day after everyone has declared the job finished. The visible soot came off. The residue that carries the odour did not.
Why the usual methods disappoint
- Chemical sponges and dry cleaning. Effective on light surface soot on smooth materials. On open-grain timber they take the top layer and leave what is down in the grain.
- Pressure washing. Drives residue deeper, raises the grain, and adds significant water to a structure the fire service has already soaked. This is how a fire claim becomes a mould claim.
- Sanding and media blasting. They work, in that the soot goes away — along with the surface of the beam. On a hand-hewn beam or a log wall you have just removed the adze marks, the saw marks and the weathering that made it worth keeping. You now have a beam that looks new in a building that is not.
- Sealing and painting over it. Traps odour-bearing residue behind a coating. It usually works for a while, and then it does not.
What ablation does differently
Pulsed laser removes the soot layer and the residue immediately beneath it without mechanical contact and without water. Because the pulses are nanoseconds long, energy goes into the soot faster than heat can conduct into the wood — the residue vaporizes and the timber never approaches its roughly 200°C char point.
In practical terms, for a building recovering from smoke:
- No added moisture into a structure that has already taken suppression water.
- The surface profile survives. Adze marks, saw marks, checking and patina stay. The beam still reads as old.
- Odour-bearing residue is removed rather than sealed over.
- It works on mixed substrates. Most affected rooms are not one material — timber, stone fireplace, brick, adobe and steel all in one space, all needing different settings from the same machine.
- The building can stay standing. This is remediation, not replacement.
Working with your insurer
Smoke and soot remediation is routinely covered, and the argument that carries weight with an adjuster is a cost argument: cleaning original timber is materially cheaper than replacing it, and on a hand-hewn or old-growth beam, replacement in kind may not be possible at any price.

What to do before anyone arrives
- Photograph everything, including what looks minor. Documentation is easier now than in three months.
- Do not paint or seal anything you want properly cleaned later.
- Do not pressure wash.
- Keep the structure ventilated if it is safe to do so.
- Get the scope in writing before work starts — including who is responsible for the odour if it returns.
And if what you have is light surface soot on painted drywall, tell us and we will say so: that is a straightforward job for a conventional remediation crew and you should not pay laser rates for it.
